Koble Constructions Screw Pile Raised Floor Systems

Koble constructions raised floor systems are a great solution to help builders accelerate construction time and control costs. Screw pile raised floors offer many advantages over traditional flooring methods.  Builders can have a project out of the ground in a matter of days rather than weeks and without the need for multiple concrete pours.

Raised floor systems answer the problem of reactive soil, by using screw piles to go to a depth well below traditional stump depth. Driving piles down deep into a foundation below highly reactive soil the structure will maintain its integrity no matter what the seasons through at it.

Considerations

For people unfamiliar with raised floor there are some things to consider.

The maximum design height above ground level is 2 meters for single storey dwellings and 1.5 meters for double storey dwellings. Additional engineering and bracing will be needed for floors higher than maximum design heights.

Be sure to specify the appropriate L bracket to suit the bearers.

Screw piling for raised floors does not suit overly rocky sites.

When setting out the site remember the bearer plates are slotted and allow for adjustment.  A common mistake is to forget about building overhang. (See sub floor model.)

Koble Constructions recommends that exposed steel is hot dip galvanized. Other metal treatment methods can also be adopted.

Each Screw pile has a bearing capacity of up to 120kN so your engineer may be able to reduce the number of piles to support the structure.
